commercial_apartmentsThere are several niche programs offered by Portfolio Mortgage to assist the commercial real estate owner or buyer. Among the types of commercial properties we can finance are:

  • small office buildings
  • small industrial buildings
  • small apartment buildings
  • churches
  • multi use properties- combination of residential and commercial
  • small retail strip centers
  • stand alone buildings (bars, convenience stores, etc.)
  • car sales lots (no underground storage tanks)
  • construction add ons
  • vacant commercil zoned land
  • farms or acreage
Advantages to the borrower:
  • no minimum square footages
  • fixup properties are ok
  • greater value in the land than the building is ok
  • minimum loan $25,000
  • no prepayment penalty
  • fully amortizing loans available with no balloons
  • balloon programs available with lower monthly payments
  • borrower pays own taxes and property insurance

Some borrowers may wish to borrow as little as $25,000 to $50,000 to purchase inventory, pave a parking lot or reroof a building, or "pull cash out of the equity" to purchase another property or for any other purpose. Occasionally, such a small loan does not involve the cost of an appraisal and an existing low interest rate first mortgage does not have to be paid off.
